dstgroup ends office lease transaction in Porto

The dstgroup, with the collaboration of Predibisa and WORX, has ended the largest lease transaction of an office building for a single occupant on record in the real estate market of the great Porto area. The Urbo Business Center, which will have as main tenant BNP Paribas starting in 2019, is the first of a new generation of office developments of dstrealestate, real estate office of dstgroup.

The Urbo Business Center is the result of an investment of 38 million euros and the largest office development being created in the Porto metropolitan area, with the endorsement of dstrealestate. The project, which is signed by the architect Nuno Capa, and located at the center of Porto, next to the AEP roundabout, in Matosinhos, combines a bold design with avant-garde architecture and is investing on modern and innovating technology and in the latest energy efficiency solutions, which will award it the BREEAM GOOD certification.

With a total construction area of 25,616 m2, this business center, which will give a new momentum to the region, consists of a total of eight levels, six of which are above surface, suitable for services and retail business units, and the remaining two for parking with 200 parking spaces.

The project developed by dstgroup and built by CARI, SA relies on the contribution of several dstgroup companies, including bysteel, responsible for building’s structural design and metal construction solution, dte, operating in electricity, HVAC and specific equipment, and bysteel fs, which is responsible for the prefabricated glass facade system.

For José Teixeira, Chairman of the dstgroup Administration, "the Urbo Business Center is a project of which we are very proud, especially because it represents most of what the group envisions as the future of real estate, that is, the development of “key in hand" solutions, with a groundbreaking perspective, using cutting edge technical and environmental solutions, developed and produced internally by the group." The project embodies the group’s vision and ambition for the future, since - according to the Chairman, - "all solutions, from building the entire superstructure of the building in metal structure, to the use of certifiable prefabricated glass facade system with the most demanding references such as BREEAM, were exclusively developed within our group by our companies".

The Urbo Business Center, is marketed co-exclusively by Predibisa and JLL, and the business lease now signed was finalized by Predibisa, representing dstrealestate, and by WORX, representing BNP Paribas.

The Urbo Business Center built by CARI, SA with the participation of three companies - dte, bysteel and bysteel fs – of the dstgroup, group was designed with the use of groundbreaking technics and solutions integrated in BIM environment, internally developed and produced during the design phase , which allowed a proper alignment and coordination of different specialties. This methodology led to a more integrated and efficient end solution, which helped anticipate the main challenges of this work and helped to find the final solution, which, aside from adding quality, reduced the construction time by half.

Bysteel is responsible for the design, manufacture and assembly of metallic structures and facade system of this development, whose modern architecture and futuristic facade mas made with 850 tons of steel structure, 7.225m2 of facades, 500ml of guardrails and 6.000m2 of composite. The work, with a structure coated with aluminum, is also noticeable thanks to the glass facade. In turn, the dte is in charge of the HVAC and electricity works - light, medium voltage, fire detection and CCTV - and is responsible for carrying out the landscaping work.
